Description

Part of the Corporate Real Estate Department, the Lease Manager will manage and lead a 3-5-person team of Lease Specialists on a day to day basis to effectively service assigned territories. The Manager will train staff and ensure they are producing quality work, while maintaining the integrity of the real estate database. The manager will monitor and report on lease flow, quality and volume of work produced by his or her team and transition new hospitals as they join UPMC.

Responsibilities:
  • Assist with the coordination of annual audits from internal and external auditors.
  • Communicate with Construction project managers and ensure projects are proceeding in accordance with the lease terms. Attend job meetings as required. Act as liaison between Construction project managers and Landlords. Ensure that completion turnover dates and rent commencement dates are appropriately documented.
  • Enforce departmental policies related to leasing, database management, and attendance.
  • Ensure all lease deals are within Stark guidelines, that rents are appropriately aligned with the market and fully documented for the file.
  • Establish effective communication links between various UPMC departments involved in the Real Estate function such as legal, treasury, accounting and end users.
  • Manage a team of 3-5 staff, perform training and annual reviews.
  • Manage the administration of leasing activities for an estimated 1,000+ leases system-wide with the goal of meeting our customers' needs and timelines.
  • Oversee procedures to ensure month to month tenants are appropriately identified and promptly addressed as to minimize the number of month to month occurrences.
  • Perform site visits and due diligence with respect to leasing, physician practice acquisitions and hospital mergers.
  • Provide informational management reports monthly to include statistics on lease expirations, productivity of leasing team, negotiated savings and identification of potential cost savings opportunities.
  • Review all leases produced by the assigned team and ensure they are accurately abstracted and appropriately documented in the department software program (currently MRI).
  • Review assigned leases as they are up for renewal as to space efficiency and utilization and identify any that provide an opportunity for termination. Assist with annual budgeting to identify same.
  • Travel as needed to include some overnight.
  • Upon termination of leases, ensure final walk through is completed, utilities terminated and security deposits are returned.
  • Work with physician services and finance team on utilization guidelines and identify potential opportunities for consolidations.

Qualifications

  • BS in Business, Real Estate or related field is required.
  • Minimum of six years experience in Corporate Real Estate or the Commercial Lease Administration field is required.
  • Experience in leasing management software, database management, Excel, Word and other Microsoft software required. 
  • Previous management / supervisory experience is preferred. 
  • The Manager must have a solid understanding of lease structure and language, negotiation skills and demonstrated leadership skills to successfully ensure that staff are appropriately trained to negotiate and draft documents using standard forms. 
  • Strong communication skills both oral and written, ability to draft and review legal documents, analyze and interpret financial reports, prioritize tasks and assignments of work.
  • Interactive skills developed in a complex organizational setting.

Salary Range: $30.89 to $52.76
