Description
Purpose:
This position has the responsibility for the day-to-day management of property functions and the maintenance staff. Overall responsibility in assigned buildings of building operations, maintenance and leasing of properties owned or occupied by UPMC and its affiliates.
Responsibilities:
- Identify and provide suggestions for correcting operational inefficiencies, service deficiencies and tenant complaints or concerns.
- Establish departmental policies related to the management of property from acquisition through disposition.
- Oversee the leasing function with a goal to minimize vacancies and maximize revenues.
- Coordinate and oversee all property management and leasing activities by in-house and out-source staff. Must apply global UPMC facility use knowledge to these processes.
- Establish effective communication links between various UPMC Departments involved in the Real Estate function such as legal, treasury, Physician Services Division and accounting.
- Ensure regular and timely inspections of housekeeping, security, and physical plant; report on, identify solutions for and correct significant items
- Direct the planning, design and construction of all tenant build-outs: and capital related projects.
- Assist in developing strategic plans and financial performance goals to maximize the value of all properties.
- Develop procedures to insure each tenant is billed on a monthly basis for occupied space.
- Establish relationships with other UPMC hospitals and affiliates with respect to facilities.
- Provide monthly reporting to summarize the activity at all locations. Utilize these reports to establish planning and budgeting.
- Develop plans and proposed programs for the use of properties as indicated by changes in hospital need or operational requirement.
- Assist in developing the capital and operating budges for all facilities.
Qualifications
- BS or equivalent desirable.
- Minimum 5 years of Facility/Property Management experience, preferably in a health care related entity.
- CFM, RPA or CPM designation preferred.
- Solid communication skills, both written and oral.
- Demonstrated interactive skills developed in a complex organizational setting.
Licensure, Certifications, and Clearances:
- Act 33 with renewal
- Act 34 with renewal
- Act 73 FBI Clearance with renewal
