Purpose:
Working managerial position in which person leads a team of maintenance personnel to keep the facility environmentally safe, secure, and in good operational condition.

Responsibilities:

  • Act as a role model for service excellence toward residents, visitors, physicians, and employees; holds subordinates accountable for service behaviors as described in departmental policies and individual job performance.
  • Attend and participates in staff meetings.
  • Be on call for maintenance emergencies.
  • Chair the Fire and Life Safety committee
  • Complete performance evaluations and disciplinary actions for departmental employees.
  • Complete quality assurance walkthroughs to develop workorders for the staff. Prepare reports daily, weekly, monthly as requested by the Administrator and Director of Maintenance so the facility conforms to regulations.
  • Conduct Safety Orientation for new hires.
  • Inspect and report conditions of rooms to the Administrator.
  • Maintain department tools, equipment and machinery in good working order so that the department operations are not hindered by the lack of working equipment.
  • Maintain the required standards of security, fire, life safety, and other services as outlined in the regulations of the Department of Health and the Department of Welfare.
  • Order and maintain basic inventories for the maintenance department ensuring economical use by the staff.
  • Prepare rooms and assist new residents/guest with moves to a facility, including introducing self and providing information for Environmental services.
  • Supervise maintenance staff so that the department operates smoothly, providing quality service. This includes direction of the staff to ensure all maintenance requests are completed and staff is productive.

Qualifications

Must possess High School diploma or equivalent, plus trade/technical school training in electrical, plumbing, carpentry preferred. 2-3 years working experience in maintenance. 1-2 years supervisory experience. Must possess effective organizational, problem solving and supervisory skills. Must possess the knowledge of the occupational hazards and safety precautions and the ability to exercise skill in the care and use of various tools and equipment. Must possess knowledge of the methods, tools and practices used in general maintenance and grounds work. Must possess the ability to accurately and safely complete general repairs and maintenance for heating, and plumbing needs. Must have considerable knowledge of current federal, state and local codes, standards and guidelines as they apply to the maintenance of the facility.

  • Older Adult Protective Services Act
