To effectively maintain the UPMC real estate asset portfolio to include acquisition and disposition of real estate, maintaining accurate and complete records and handling related functions such as property taxes, appeals and special projects. The Property Specialist will independently scout properties, assist in negotiating transactions, draft and edit agreements, perform due diligence to include ordering and reviewing surveys, Phase I analysis, title reports, and other due diligence as required. The Property Specialist will interact with real estate brokers, attorneys and other industry professionals as required.

  • Work with title company to close transactions, attend closings if required.
  • Maintain accurate real estate data on owned property in MRI software database, editing in a timely manner as transactions occur or property is sold or otherwise changed.
  • Initiate and track deposits and final payments on acquisitions.
  • Maintain closing checklists and prepare and distribute summary status reports on an as needed basis.
  • Perform due diligence on properties under purchase agreements to include ordering surveys, inspections, environmental reports, title searches, board resolutions and other required due diligence.
  • Ensure that utility accounts are opened or closed per the transaction.
  • Maintain current, efficient, and accurate filing systems for easy retrieval and tracking of transactions. Bind all property closing paper work as required.
  • Review and initiate payments of property taxes, review of appeals, reassessments and the like with respect to all owned properties.
  • Prepare notification of all property acquisitions and dispositions in a timely manner to various departments including asset management, finance, risk management, etc.
  • Prepares basic spreadsheets utilizing Excel software.
  • Attend outside meetings with community groups, contractors, Sellers, Buyers, landlords, physicians and senior administration when required.
  • Negotiate letters of intent and draft and negotiate agreements of sale with oversight and approval from manager and legal department.
  • Utilizing local real estate brokers, identify properties that will meet current assignments.
  • Track and monitor status of outstanding PSD leases until required action is taken. Support, in conjunction with UPMC Corporate Real Estate, administrative requests regarding lease specifics


  • Bachelor's degree in Real Estate or a related field is required.
    • With four years of experience.
  •  OR an Associate's degree in Real Estate or related field is required.
    • With six years of experience. 
  •  Experience must be related to commercial real estate transactions to include drafting letters of intent, sales agreements, performing due diligence and closing deals. 
  • This experience must demonstrate a high degree of professionalism, enthusiasm, and initiative.
  • A working knowledge of reading and interpreting surveys and drawings, title commitments, Phase I reports and familiarity of various software packages, including Word, Excel, Google Maps, PowerPoint , MRI and PeopleSoft. 
  • Working knowledge of accounting principles and finance.
  • Must have effective interpersonal skills in dealing with colleagues as well as other departments, managers, clients, outside legal counsel, contractors etc.  
  • Must be highly organized, detail oriented and demonstrate the ability to work independently, prioritizing tasks and resolving problems using sound judgment.  
  • The ability to maintain confidentiality regarding job assignments and sensitive issues is a must as well as the ability to identify issues before they arise into major concerns.  
  • After hours work required when necessary.Requires travel.
  • Must have strong negotiation skills.
