Description
Purpose:Performs various skilled and semi-skilled tasks in the repair and maintenance of machinery, buildings and equipment.
Responsibilities:
- Work as a carpenter in the alteration, repair, and maintenance of buildings, floors, roofs, stairways, partitions, doors, windows, screens, scaffolding forms, wood fixtures and furniture.
- Serve as electrician in repairing electrical malfunctions of minor nature and installing new equipment.
- Keep Maintenance Supervisor apprised of any problems or concerns related to buildings and grounds.
- Maintain confidentiality in regards to resident information and records.
- Perform general maintenance duties which includes electrical, plumbing, carpentry and mechanical repairs.
- Transports/delivers materials to/from proper departments and buildings; clears loading dock area.
- Observe and follow appropriate procedures concerning the facility's corporate compliance program.
- Provide routine grounds care, i.e., mowing, raking, weeding; maintains driveways, walkways and parking lot area free of snow, leaves and other debris.
- Follow the chain of command guidelines for inter-facility problem solving.
- Check equipment for proper operation, and makes minor adjustments, as needed.
- Demonstrate a general familiarity of current federal, state and local regulations and internal policies and procedures as they pertain to the maintenance department.
- Assist in the orientation and training of new maintenance staff as requested.
- Attend training, meetings and in-services as required.
- Exhibit a spirit of flexibility and cooperation and has a pleasant, friendly and compassionate personality treating both residents and coworkers with dignity and respect.
- Provide repairs as required.
- Accept responsibility and accountability for all assignments.
- Know his/her role in disaster and fire plan.
- Keep maintenance supplies stocked accordingly.
- Work as a plumber in assembling, installing and repairing pipes, fittings, and fixtures of heating, water and sewer systems, and in opening clogged drains.
- Make rounds to ensure safety and security within buildings.
- Provide routine preventative maintenance services as well as periodic assignments, such as, interior/exterior painting, exterior window washing, relocation of furnishings, etc.
Qualifications
- High School diploma or equivalent, plus additional trade/technical school training.
- Must possess the knowledge and ability to detect defects in equipment and make proper adjustments/repairs.
- Must possess the knowledge of the occupational hazards and safety precautions and the ability to exercise skill in the care and use of various tools and equipment.
- Must possess the ability to utilize facility vehicles and various equipment including snow blower, tractor, mower, hand tools, etc.2-3 years work experience in maintenance environment.
- Knowledge of various types of tools used in building trades.
- Working knowledge of plumbing, electrical and HVAC and carpentry.
- May in the course of their duties be in rooms where medications are stored.
- No contact with medications is allowed.
Licensure, Certifications, and Clearances:
- Water system operator certification preferred within one year of employment.
