This is a full-time, day shift position working from 7:00 a.m. to 3:30 p.m., along with weekend, on call and holiday working rotation schedules. As a Maintenance Team Leader you would be responsible for operating and maintaining electrical and mechanical equipment used to provide heat, air-conditioning and hot water for the building. In addition to operating building equipment, the employee will provide maintenance and repair services.

Responsibilities:
  • Operate and maintain boilers, water chillers, heaters, pumps, induction units, and other equipment in the building
  • Check all mechanical/electrical equipment, controls, gauges, distributor panels, valves and other components to assure continuous heat, hot water, air-conditioning and power services; and insures the plant operation is operating safely and efficiently
  • Perform preventative maintenance duties such as: filtration system changes, greasing and oiling of motors, gears, etc., light fixture ballast replacement, inspection and adjustment of belts and pulleys, replacement of motor bearings, alignment of shafts and related building fixtures and equipment repairs
  • Maintain cleanliness of boiler rooms, switch gear rooms and tower areas. This includes painting, surface sealing and other duties necessitated for decent appearance of work areas, including lavatories.
  • Will perform the physical duties required to correct emergency conditions such as sewer back-ups, water flooding into office space and related incidents. Beside corrective action, duties include cleaning up during and after problem conditions
  • Establish a working relationship with building tenants. Maintain liaison through occasional visits.
  • Interface with construction work; provide vendor/supplier liaison between Property Manager and outside contractors.
  • Check all inventories monthly and request purchase of required supplies from the Property Manager.
  • Maintain files/records relative to building operations. Prepares written reports as required by operating procedures for building and other incidental correspondence which is pertinent to management operations.
  • Complete other duties as required.

Qualifications

Qualifications:
  • High school diploma or equivalent, including at least two shop classes and at least two years of construction or shop experience (RHVAC, electric, carpentry)
  • Able to read and write and follow oral and written instructions. 
  • Ability to read simple blueprints and follow instructions from skilled repairmen.
  • Manual and figure dexterity is needed to handle tools and equipment. 
  • A continuing education or new topic class will be required each year of employment. 
  • Must comply with all human resources policies and procedures

Licensure, Certifications, and Clearances:
Stationary Engineer or trade licensure preferred.
