Description

Purpose:
Provide front line supervision, scheduling, day-to-day operations management and work assignments to the appropriate craftsmen. Responsible for the operation, troubleshooting, testing and repair of HVAC equipment and areas that this equipment serves. Assure that the operational needs of the facilities are met and sustained within the specific guidelines of governing authorities.

Responsibilities:

  • Compile job and project cost estimates and work within the budgetary limitations of the carpenter and paint shops.
  • Maintain a parts inventory and order materials and equipment using proper procedures and processes that provide for the efficient and effective operation of the department.
  • Conduct periodic field inspection of appropriate building systems to assure that the specific needs of the facility are met.
  • Monitor operations and assure department activity quantifies operational costs. Analyze available data and adjust actions and systems to gain maximum efficiency without compromise to facility operations.
  • Responsible for setting up appropriate level of infection control containment (ICRA) based on risk level and maintaining the integrity of that containment; perform work following all infection control procedures.
  • Traveling position responsible for troubleshooting and repairs for Senior Living and BMS facilities in Western PA.
  • Maintain scheduling needs for all manpower in craft areas in area of responsibility to accommodate the needs and operations of the facility.
  • Record personal work orders and submit hours to supervisor on a daily basis.
  • Perform any maintenance work required in which skills can be utilized.
  • Responsible for the operation, preventive maintenance, troubleshooting and repair of the building management (DDC) system.
  • Maintain clean and safe work area, equipment rooms and shop areas.
  • Ensure that all subordinates are properly trained in job skills and safety procedures by planning and scheduling specific training and safety meetings, as necessary.
  • Maintains current SDS in area and for personnel assigned.
  • Participate in the overall management function of the department, including recommending and conducting discipline when appropriate using UPMC and department procedures and practices, composing and administering job evaluations, performing timely periodic performance evaluations of subordinates, and recommending merit wage increases. Ensure timely completion of reports and documentation of incidents and regulatory records.
  • Responsible for the proper operation and air distribution by the air handling units to the areas served by each.
  • Provide direction to craftsmen in the routine and non-routine execution of their duties by following all infection control procedures and monitoring technical issues that provide for safety and without compromise to facilities operations and patient care while ensuring that work standards are maintained at or above department standards.
  • Maintain a working knowledge of appropriate codes and regulations.
  • FUNCTIONAL/PHYSICAL REQUIREMENTS Lifting required to 100 lbs. Walking 5 to 7 hours per day. ENVIRONMENTAL FACTORS Primarily indoor building environment. Exterior travel between buildings required.

 

Qualifications

  • High School diploma or equivalent.
  • Trade school background or completion of a recognized technical training course that reflects the function and skill of the appropriate crafts or team function being supervised.
  • Five years' experience working as a HVACR technician is required.
  • Demonstrative ability to read and interpret blueprints; knowledge in specific operational systems and functions.
  • Ability to analyze conflicting data, assess informant in context and make decisions that are appropriate and effective.
  • May in the course of their duties be in rooms where medications are stored.
  • No contact with medications is allowed.


Licensure, Certifications, and Clearances:
EPA Universal Refrigerant License is required.
